page fourteen <br /> amendment of the Zoning ordinance. <br /> 55.12. COMPLETION. Completion of the Planned Unit Development <br /> shall be certified by the Planning and Zoning Commission on the <br /> final development plan. Thereafter, the use of land and the <br /> construction, modification, or alteration of any buildings shall <br /> be governed by the approved final development plan. Changes may <br /> be authorized only under the procedures provided below: <br /> (1) Minor extension, alterations or modifications of <br /> existing structures may be authorized by the <br /> Planning and Zoning Commission if they are <br /> consistent with the intent and purpose of the <br /> final plan and do not increase the cube of any <br /> building or structure by more than ten (10) <br /> percent. <br /> (2) Changes in the use of common open space or the <br /> replacement of any building substantially <br /> destroyed which exceeds the intent and purposes of <br /> the final development plan may be authorized only <br /> by amendment to the final development. <br /> AMEND TO READ: <br /> ARTICLE 5 PLANNED UNIT DEVELOPMENTS <br /> 51. PURPOSE. The purposes of this article are: <br /> 51.01 To encourage a more creative and efficient development <br /> of land and its improvements through the preservation of <br /> natural features and amenities than is possible under the <br /> more restrictive application of zoning requirements such as <br /> lot sizes, height and building setbacks, while at the same <br /> time, meeting the standards and purposes of the <br /> comprehensive plan and preserving the health, safety, and <br /> welfare of the citizens of the City. <br /> 51.02 To allow for the potential mixture of uses in an <br /> integrated and well planned area. <br /> 51.03 To ensure concentration of open space into more usable <br /> areas, preservation and utilization of the natural resources <br /> of the site and prevents the disruption of natural drainage <br /> patterns. <br /> 51.04 To facilitate the economical provision of streets and <br /> pubic utilities. <br /> 52 GENERAL REQUIREMENTS.
