Mr. Lehrke noted that the proposed <br /> building would consist of office and warehouse space. The <br /> warehouse space would be used to store vehicles and the office <br /> space would be rented. <br /> Tim Rehbine, REMAX Realty, was present. Mr. Rehbine noted that <br /> the lot is located in the flood plain. In his opinion, the <br /> building pads are graded at 906 or 906.4 fleet. <br /> A letter dated April 19, 1991 from John Stewart, City Engineer, <br /> regarding the site review of building plan, Lot 9 Centerville <br /> Industrial Park was reviewed. In Mr. Stewart's letter he noted <br /> that City Ordinance #33A requires that the construction of a <br /> building be such that the lowest level be two (2) feet above the <br /> 100 year flood elevation. This would require that the building <br /> pad for Mr. Lehrke proposed building be raised to 908.4 feet to <br /> comply with Ordinance #33A. <br /> The members of the Planning and Zoning Commission and Liaison <br /> Burgstahler discussed the intent of the Flood Plain Reduction <br /> Study which may effect Centerville's Industrial Park. It <br /> appeared to be the consensus of the members present that the <br /> Industrial Park could be made an exception to Ordinance n t the f n i <br /> view of the fact that money has been spent to <br /> plain in this area. It was noted that the lowest areas would <br /> still remain within the flood plain. <br /> A letter dated April 18, 1991 from Tamara M. Miltz- Miller was <br /> discussed. Mr. Lehkre did not feel that he would have a problem <br /> correcting the areas pointed out in this letter. <br /> Commission member Wilharber noted that the proposed building <br /> would be serviced by 21st Street, which is an unimproved street. <br /> Mr. Wilharber questioned if Mr. Lehkre would have a problem in <br /> the spring with vehicles possibly not be able to maneuver the <br /> street. <br /> Mr. Lehkre noted most of the trucks are two ton trucks and are <br /> similar to those that presently use the street. He felt that <br /> there should not be a problem. <br />
