The proposed rezoning would be for R2A <br /> south of the proposed East /West collector street, and for R2 <br /> north of the proposed East /West collector street, as per his <br /> sketch plan. <br /> Motion by Drilling, second by Wilharber to hold a public hearing <br /> at the March 6, 1990 Planning and Zoning meeting on the proposed <br /> rezoning per Gerald Rehbein's request, motion carried <br /> unanimously. <br /> POSSTBT.E CREATTON OF AN R -5 ZONING DTSTRTCT <br /> Discussion on the possibility of creating a R5 Zoning District. <br /> City Council member Burgstahler was present. Mr. Burgstahler <br /> expressed that for implementation of Centerville's Comprehensive <br /> plan there is a need for the creation of a new zoning district. <br /> There is no current zoning that would enable the City to be <br /> clearly consistent with the Comprehensive plan. Council member <br /> Burgstahler referenced pages 80 -81 of the Centerville <br /> Comprehensive Plan noting that the definition is very specific in <br /> terms as to what Low Density Development is. <br /> Commission member Drilling noted that the size of the lot does <br /> not guarantee that a non - starter home will not be built on that <br /> lot. Commission member Drilling also questioned as to what other <br /> options would be available to guarantee the type of home the City <br /> would like to see built, besides the creation of a new zoning <br /> district. He felt that the a developer's agreement could address <br /> this. <br /> L <br />
