r <br /> P &Z Meeting Minutes <br /> Page 2 <br /> March 1, 1988 <br /> in a Commercial Zone will also be discussed. Motion carried <br /> unanimously. <br /> Dave Heller of Heritage Development and Greg Frank of McCombs, <br /> Frank and Roos presented a revised Concept Plan for Creekwood, <br /> proposed to be built on Mill Road north of Centerville Heights. <br /> They have changed lot frontage from 78 to 80 feet and up for the <br /> lots on the south, and gradually increased size to 100+ feet on <br /> the north. The number of lots has decreased from 80 to 73. <br /> The major concern of the Commission is the additional traffic on <br /> Mill Road. Mr. Frank stated he has researched through the <br /> Transportation Traffic Engineering Handbook and that with 10 <br /> trips per day, per household, there would be 730 more trips per <br /> day on Mill Road. <br /> City Engineers Terry Mauer and John Stewart were present to <br /> answer any questions concerning this problem. Mr. Stewart stated <br /> that Peterson Trail was not a practical alternate route, because <br /> in- ground utilities are already in. Mr. Mauer said Peterson <br /> Trail is not laid out as a collector street. Mill Road is more <br /> suited to the traffic but is not really wide enough and does not <br /> have sidewalks. <br /> After a lengthy discussion it was decided, per the suggestion of <br /> John Stewart, to have the engineers draft a letter to the City <br /> Council identifying what the scope would be and come up with a <br /> proposal. <br /> Motion by Tourville, second by Drilling that P &Z recommend to the <br /> City to get with the developer and the engineers and pursue a <br /> study of the impact of the proposed Heritage Development on the <br /> City of Centerville, motion carried unanimously. <br /> NEW BUSINESS <br /> Gunnar Pettersen brought up the Special Use Permit for Ro -So <br /> Contracting that will be before P &Z at the April meeting. He is <br /> unclear whether this is a Construction business or a Contractors <br /> Yard. Discussion of the cabinet shop which is presently renting <br /> part of the Ro -So building followed. It is a non - conforming use <br /> and must be out of the building before a Special Use Permit can <br /> be issued. <br /> OLD BUSINESS <br /> Discussion of the Zoning Map presented by City Engineers. Some <br /> of the P &Z members thought a Base Map was going to be made with <br /> L <br />
