Impair Values or Welfare of Residents- Setback on a <br /> 75' X 150' lot versus a 50' X 150' lot would improve <br /> visibility to insure safety on Sorel Street and <br /> Progress Road. <br /> Hearing adjourned at 7:55 P.M. <br /> Pursuant to due call and notice thereof, the Planning and <br /> Zoning Commission of Centerville held their regular meeting <br /> on March 3, 1987 at City Hall. Chairman Tourville called the <br /> meeting to order at 7:56 P.M. Present: Buesseler, Welk, <br /> Council Liaison Laska. Absent: Lindgren. <br /> Motion by Welk, second by Buesseler to accept the minutes of <br /> the February 3, 1987 meeting, motion carried unanimously. <br /> Kent Roessler of Kenco Construction presented a plan for <br /> Center Oaks II. A copy of the proposed plan is on file with <br /> the City Clerk. Terry Maurer, city engineer, will do a feasi- <br /> bility study of the proposed plan. Concerns he will address: <br /> - sanity sewer service <br /> -what affect will be on the commercially zoned property that <br /> abuts the east end of the project; will this project <br /> make sewer more readily available for commercial use <br /> - need of a lift station <br /> - possibility of the east section of the Center Oaks II <br /> being in a flood plane <br /> -would drainage affect future developments <br /> - feasibility of culvert size <br /> - concrete curb and gutters <br /> - street design; having a culdesac ending versus extending <br /> Center Street as a through street <br /> - financial feasibility <br /> The feasibility study will be paid for by the City of Centerville. <br /> The City of Centerville will be reimbursed for the cost of the <br /> study by Kenco Construction through a $2000.00 escrow account <br /> held by the City of Centerville. The study will take approxi- <br /> mately two weeks to complete. The Planning and Zoning Commission <br /> will hold a public hearing on April 7, 1987 at 7:30 P.M. at <br /> City Hall to discuss the results of the Center Oaks II feasi- <br /> bility study. <br /> Mr. Roessler asked if he could use the land specified as Park <br /> areas for home development. He will pay the Park Dedication Fee <br /> if the land can be used in this manner. The Planning and <br /> Zoning Commission referred Mr. Roessler to the Park and Recreation <br /> Commission for review. The issue will be addressed at the <br /> March 10, 1987 Park and Recreation Commission Meeting. The <br /> Park and Recreation Commission will be asked to respond to the <br /> Planning and Zoning Commission prior to April 7, 1987. <br /> Clerk pointed out that there is a duplicate street name on the <br /> Center Oaks II plan. It was advised that this could be changed. <br />
