<br />CITY OF CENTERVILLE <br />PLANNING AND ZONING COMMISSION <br /> <br />Pursuant to due call and notice thereof, the Planning and Zoning commission of the City <br />of Centerville held their regular meeting on Tuesday, October 1, 1996 at the City Hall. <br />Kathy Welk called the regular meeting to order at 7: 10 P.M. <br /> <br />PRESENT: Kathy Welk <br />Tina Vermeulen <br />Alan LaMotte <br /> <br />ABSENT: Dan Tourville <br /> <br />LIAISON - Tom Wilharber <br /> <br />STAFF/CONSULTANTS: Ry-Chel Gaustad <br /> <br />PUBLIC HEARING <br />Erkenbrack vacation of property - Welk open the floor for discussion at 7: 10 P.M. Mr. <br />Erkenbrack explained the property in question was a 33 foot strip ofland. Gerald Rehbein <br />commented the purpose of the 33 foot easement was to provide an area for a trial way <br />paths. Welk explained the area designated for trail ways was no longer needed. <br />Vermeulen felt the piece of ground is of no value to the City. Welk closed at 7: 15 P.M. <br /> <br />Gerald Rehbein - Preliminary plan for Willow Glen - Welk opened the public hearing at <br />7: 15 P.M. Welk asked if Rehbein would like to open the discussion. Rehbein said he <br />would be developing the townhomes and commercial property next to it. Rehbein <br />explained each resident will have 4 parking spots. Paul Backman, 1722 Unity Avenue <br />asked if there would be sever weather shelter. Bill Henderson from Integrated Real Estate <br />Services, Inc. said no. Welk asked if all the road ways within the association will be <br />private drives. Rehbein yes. Cathy Rodgers of 7175 W. Robin Lane if this would be a <br />private community within Centerville. Gary L. Hugeback, Present, of Integrated Real <br />Estate Services, Inc. stated, only the roads are private. Rodgers asked how utilities would <br />be billed. Dave Grimmelman Salesman for Bright Key explained each property owner <br />would pay for their own utilities. Rodgers asked what time frame will the townhomes be <br />built. Henderson explained they would build as they go. Rodgers asked how many <br />bedrooms per unit. Henderson said there is two rooms with a loft for an optional third <br />room. Craig Bortzwitz of7214 Unity Avenue, asked if the City's water supply and sewer <br />could accommodate the new development. Wilharber stated the water is something the <br />city is looking at some options, such as another water tower and/or an interconnect with <br />Lino Lakes. Wilharber responded the sewer capacity is more than enough. Rodgers <br />questioned the availability of the Police and Fire Departments. Wilharber explained the <br />police protection will naturally go up but currently the police patrol 17 hours per day. <br />Further, Cir-Lex Fire department is the best and has several departments for back up. <br />Hugeback, commented this townhome development will increase the tax base to cover <br />
