Planning and Zoning Commission June 1, 2004 Meeting Minutes Ms. Bender indicated that Staff believes that the deadline is August and that the current Ordinance #4 covers slaughterhouses. Ms. Bender agreed to ask the City Attorney to look into Ordinance #4 but commented there is a requirement with animals based on parcel size. Ms. Bender indicated Staff would like to add PUD overlays to the zoning map. Delete the building certificate of occupancy. Mr. Palzer asked that permits for swimming pools be added. Council Liaison Broussard Vickers indicated she would like to require that all sheds require a permit. Commissioner Klennert Hunt indicated she would like to keep the permit fee reasonable to make sure it is manageable for residents. Commissioner Wilharber said he was concerned with requiring the certificate of survey due to potential costs. The Commission agreed that fences would be allowed within two feet of the property line with a zoning permit or on the property line with written permission or survey. The Commission agreed that it would like to allow the potential for a 24-hour gas stations but prohibit them in the M1 district and require a special use permit in the commercial district. Staff was asked to research the home businesses and business licensing. The Commission discussed the proposal to allow six-foot sideyard setbacks and agreed to provided it met with the approval of the Fire Chief. The Commission agreed to 32-foot driveways for three car garages, 24-foot driveways for two car garages and 12-foot for one car garages. The Commission asked for information on how surrounding communities handle temporary storage structures and PODS. Driveways are to be six feet from the side lot line. Accessory structure height 15 feet at peak. The fence height for pools should be four feet. Page 3 of 4
