Chicilo Homes <br /> Mayor Swedberg opened the public hearing at 6:51 p.m. <br /> Mr. Chicilo submitted plans for a proposed 12,000 square foot office/warehouse building <br /> to be located in the industrial park. <br /> Mayor Swedberg questioned the positioning of the building. Mr. Chicilo stated that the <br /> building would face west. Mr. March indicated the building will face more south than <br /> west and will be accessed from the north. <br /> Council Member Nelson questioned the type of business that would occupy the building. <br /> Mr. Chicilo indicated it would be small businesses such as himself who needed a smail <br /> amount of office space and the remaining space for warehouse use. Mr. Chicilo indicated <br /> he has 25% of the building leased and he will occupy a portion of the building. <br /> Council Member Capra thanked Mr. Chicilo for providing such detailed plans. <br /> I <br /> Mayor Swedberg questioned the use of a concrete dolly pad. Mr. Chicilo explained it is <br /> used for semi-trucks to drop off their trailers to protect blacktop, which is not strong <br /> enough to support the weight of a truck trailer. <br /> Council Member Travis questioned whether the parking requirements would be met with <br /> the submitted plans. Mr. Palzer indicated that Mr. Peterson would review the plans to <br /> determine if modifications are needed. Mr. March indicated the City does not have a � <br /> standard parking requirement for warehouse facilities. <br /> Mr. Hoeft indicated he has reviewed the written site plan approval drafted by staff and <br /> made a minor change. Approval of the site plan would be contingent upon Mr. ' <br /> Peterson's review and approval, contingent upon obtaining the required permits. � <br /> Motion by Council Member Travis, seconded b,y Council Member Nelson to close <br /> the public hearing. All in favor. Motion carried unanimously. <br /> Mayor Swedberg closed the public hearing at 7:00 p.m. <br /> Motion b� Council Member Nelson, seconded by Council Member Ca rp a to <br /> approve the site plan for Chicilo Homes subject to the following conditions: a) the <br /> applicant shall obtain a Rice Creek Watershed District Permit, if applicable; b) the <br /> applicant shall obtain all other required permits. Parking design, site drainage <br /> and grading plans must meet with the City Engineer's approval prior to issuance of <br /> such permits; and c) the applicant agrees that the building and site amenities will be <br /> constructed in accordance with the submitted site plan that was presented to <br /> Council and is attached to the executed site plan a,pproval document.
