NEW BUSINESS B <br />shall assume the full cost of such non -routine maintenance. The CITY is <br />not "responsible" under this paragraph for the use of Heritage Hall by <br />third parties who contract for use of the building. <br />c. Liability: At all times, the parties shall keep in full force and effect a <br />policy or policies of liability insurance with respect to the premises <br />described in this agreement, with companies licensed to do business in the <br />State of Minnesota. Each party shall name the other party as an additional. <br />named insured and shall provide adequate coverage under reasonable <br />limits of liability of not less than the statutory limits for municipalities. <br />d. Property Insurance: The CITY shall obtain insurance on the trade fixtures, <br />equipment, supplies, fixtures, furnishings including furniture, carpeting, <br />wall coverings, drapes, and other personal property located within <br />Heritage Hall, with the exception of cable broadcast equipment installed <br />by the TOWNSHIP, for which the TOWNSHIP shall obtain insurance. <br />e. Waiver of Subrogation: To the extent such waiver does not void or <br />diminish the coverageunder any policy,the parties hereby waive any <br />rights each may have against the other on account of any loss or damage <br />occasioned to either party, as the case may be, or their respective property, <br />to the extent such loss is covered by insurance. <br />f. Certificate of Insurance: A certificate issued by an insurance carrier for <br />each policy of insurance required to be maintained hereunder shall be <br />delivered to the other party on or before the commencement date hereof <br />and thereafter, as to policy renewals, thirty (30) days prior to the <br />expiration of the tens of each policy. Each of said certificates of <br />insurance required to be maintained by the parties hereunder shall <br />expressly evidence insurance coverage as required by this .Agreement, and <br />shall contain an endorsement or provision requiring not less than ten (10) <br />days written notice to the TOWNSHIP or the CITY as applicable prior to <br />the cancellation, diminution in the perils insured against, or reduction of <br />the amount of coverage of the: particular policy in question. <br />
