Plat supporting data as required by Section 12 of the Subdivision Ordi- <br />nance (if subdivision is proposed); <br />C) Grading and Filling Plan; <br />D) Tree Preservation Plan; <br />E) Sediment aiid Erosion Control Plan or Stormwater. Pollution Prevention Plan,as <br />applicable; and <br />F) Landscaping Plan. <br />9.7.3 Thoroughfare Network. <br />A) Orientation of Thoroughfares. The orientation of streets andpedestrian access should <br />enhance open spaces and prominent buildings and provide for the maximum number of <br />lots with southern exposure. All streets shall terminate at other streets or at public land, <br />except as specified below: <br />i) Type A thoroughfares that terminate in cul do -sacs may be permitted only when. <br />topography prevents the use of loop: streets. <br />ii) Any thoroughfare may terminate in a stub street when the stubs act as connections <br />to future phases of .the development or adjacent undeveloped areas. A stub requires a <br />dedication of public right-of-way or similar tide restriction encumbering the area on <br />the property from the closest intersection to the phase line or property boundary over <br />which the thoroughfare would run if built out. <br />B) Street Layout. <br />i) No lot shall be more than 550 feet from a street intersection. A future intersection. <br />proposed as part of a later phase of the same development triay be used to meet this <br />requirement. Local streets shall be designed to limit and slow through traffic by nar- <br />rower roadways, short lengths and other geometric configurations. <br />ii) Low volumne streets (Types A and 13) should be aligned to form three-way intersec- <br />tions when possible. Three-way intersections create an inherent right-of-way assign- <br />ment (the through street receives precedence), which significantly reduces accidents <br />without the use of traffic controls. <br />A tow volume:street that intersects a higher -order :street Cfypes C, D 'and.l3oule- <br />vard), should be:aligned.with another street to form a four-way intersection; which can <br />easily bc regulated by a stop sign or other traffic controldevice. <br />iv) Right angle intersections shall be used whenever'possible. No street. shall intersect <br />another at'an angle of less that75 degrees. <br />v) The roadway edge at street .intersections shall be rounded by: a tangential arc with.a <br />minimum radius of 20 feet for low-voluine streets and 30 feet for intersections involv- <br />ing higher -order streets. <br />a.
