Goal B: Maximize development quality and intensity by captur- <br />ing the finest development the market has to offer. <br />Objective B- 1 : <br />Actively market the Vadnais City Center to better quality development <br />companies through the City's Economic Development Corporation or <br />other sources. <br />❑bjective B-2: Define areas appropriate for various types of land uses and be flexible <br />without compromising the integrity of the Vadnais City Center. <br />Objective ]3- 3: <br />(old B-4) <br />Objective B-4: <br />Objective B-5: <br />Objective B-6: <br />Objective B-7:. <br />Evaluate development proposals for compatability with existing <br />and planned infrastructure; existing and planned adjacent land <br />uses within and among the quadrants of Vadnais City Center. <br />Plan for mixed use developments and diverse commercial uses, includ- <br />ing retail and professional establishments, that are designed to be <br />oriented towards pedestrian circulation both within and among the <br />quadrants of the Vadnais City Center. <br />Encourage developers to not only look at initial development, but also <br />to plan a project so uses could be incorporated in the future; make no <br />small plans for Vadnais Center. <br />Respond to desirable development proposals with appropriate City <br />participation in roadways, utilities, and/or financial participation <br />(taxincrement financing or industrial revenue bonds). <br />Family "sit-down" restaurants will be given a high priority as compared <br />to "fast food" restaurants and convenience retail/gasoline stores which. <br />will be given a low priority. <br />
