B. This planning area is -currently "open space". Any useslor any - <br />part of this planning district will require detailed plans and. review <br />by the planning commission for. site layout, effect -on adjacent <br />land areas, drainage, and traffic.. <br />C, The, City of Gem.I.ake has designated this planning area for an <br />"Office Park" type development for. busines$ or professional <br />offices that have -regular working: daytime hours of operation. <br />This zoning was: changed from one acre residential as a <br />transitional area between commercial and very low density <br />residential. A -development consisting of "life. <br />cycle"/condominium.- type residential uses (possibly cluster <br />housing) with a density not. e�cceeding one uFiit per acre would he <br />considered. <br />D. The overall .density of all. structures, including parking: areas, <br />walls, roadways, front, side and rear yards must reflect the <br />transitional nature of this.planning area from high density hi the <br />adjacent business. district to low density in the adjacent residential <br />district. <br />At least 4S percent landscaped green space shall be provided. <br />(Any vVetlands in this area may considered as part of the green <br />space.) All parking. areas should be bermed and use natural <br />barriers and be.loeated away from the residential areas: bordering <br />on the north and west. Any use requiring excessive parking, <br />which is defined as such parking which cannot be screened* by <br />bermings, planting or the like, should be discouraged. <br />E. No outdoor lighting should be allowed: in. this planning area. <br />Parking lots maybe lighted only when necessary during normal <br />business hours. Only. Architecturally treated concrete, cast, in -place, pre- <br />cast panels or decorative block maybe acceptable if incorporated <br />in a building design that is compatible with other developments <br />throughout the. planning. are& No building shall be constructed .of <br />sheet. aluninum, asbestos, iron, steel, or corrugated aluminum. <br />Wood frame construction may allowed if specifically designed <br />to compliment structures in this adjacent residential area. <br />G. Signage in this. district should be.tninimized,-Signage design shall <br />be required as part of the initial site plan process.
