Given the <br />intent of the Gateway zone, the: City will want to. ensure the.51te use and design reflects the purpose and <br />intent of the zoning district.. <br />B) Economic Impact on the Entire Area <br />A parking. lot may result in additional property taxes and business than the current use of the lot being. <br />vacant. <br />7) Consistency with the Comprehensive Municipal Plan, and <br />The area is guided for mixed use development -in the future. The site, along with neighboring lots, could <br />be redeveloped into mixed -use development in the future. As an interim .use, the proposed parking lot <br />could give way to new development when market conditions change. <br />8) Anticipated Duration of the Conditional or Interim .Use <br />Interim uses can be issued for up to .five years; if approving .the city would need to determine if an lUP <br />would be:approved for five years or less.
