City: <br />1. Consolidated Land Use Ordinance Amendment. The amendment to the ordinance. <br />would add the requested uses to the list of uses permitted in the Gateway Zone. <br />1.13. Amend Section 9.10.5 A-2 of the Consolidated Land Use Ordinance which requires <br />the primary entry .side of commercial buildings to have a minimum of 60% of the <br />151 floor facade that faces a public street shall be windows or doors of clear lightly <br />tinted glass. <br />Hy-Vee is proposing 35% glass windows and doors. The ordinance can be <br />amended to change the 60% requirement to 35%. <br />2. Vacation of Public.Right-of Way. Hy-Vee is requesting the City to vacate a strip of <br />right -of way along Hoffman Road between the.southern.most. portion of the site up <br />to County. Road E. The area of the requested vacation is 11.,985 square feet and <br />is 17' wide expanding to 72.04' wide at the County Road E right-of-way. After <br />review by the City, it is recommended that the City consider providing a License <br />Agreement to Hy-Vee in Order to use a portion of the Hoffman Road. right-of-way <br />for a drive-thru lane,.stormwatertreatment, utilities, and landscaping: The License <br />Agreement would be in lieu of Hy-Vee's request to vacate a portion of the Hoffman <br />Road right-of-way. <br />2 <br />
