City Council Page 2 <br />PROPERTY INFORMATION <br />Description: 3984 Scheuneman Rd is located north of Highway 61, on the east side. of.the-oity: The.lot is <br />rectangular in shape, and its 1.3 acres in size, per County records. The house on the site has an attached <br />garage at approximately 420 SF,as well as a 308 SF detached shed/garage located further back on the <br />property: The. site. is fairly flat, with the lot gradually sloping west towards the street. The structure would.be two <br />stories: in. size; with a maximum height of 25 feet. The.appl'icants are proposing to use the structure for <br />storage; woodworking, as well as a potential home office in the upstairs space. The.applicants would like <br />to connect the building to utilities, which would include extending gas, water, and electricto the building. <br />The applicant has included designs -of the structure, showing a dark gray roof�and s(ding; with; doors and <br />columns having a wood finish.. The structure would have a lean-to along on the south side, providing a <br />covered porch area of 68O SF. The footprint of the garage, plus the covered porch, would total 2;866 SF;. <br />The applicant is not planning on extending a driveway to: the proposed garage at this time. <br />Consolidated Land .Use Prdinance Requirements <br />The Consolidated Land Use ordinance outlines..zoning requirements for new accessory structures in the <br />city. Section 16.5.5 notes that "no combinations of accessory buildings shall be allowed to exceed one - <br />thousand (1,000) square feet in size, except by-Gonditional or Interim. Use.Permit from the City Council". <br />
