A <br />Conditional Use Permit may be issued by the City which includes. reasonable conditions <br />for approval. The Conditional Use. Permit is the official action by the City to approve the. <br />proposal, <br />Section 17.5.2 of the Consolidated Land Use Ordinance lists what the Planning <br />Commission and City Council must consider when reviewing a development proposal. It <br />states: When reviewing a Conditional Use Permit, the following criteria. must be reviewed <br />and measured: <br />t. Adjacent Uses <br />2. Air and Water Quality <br />3: Traffic Generation <br />4. Public Safety & Health <br />5. Area.Aesthetics <br />6: Economic Impact on the Entire Area <br />7: Consistency with Comprehensive Municipal Plan <br />8. Anticipated duration of the Conditional or Interim Use <br />As part of the review for permits to approve the HyVee proposal, Section 9 of the <br />Consolidated Land Use Ordinance, relating to the Gateway District must be considered. <br />Specific sections of the ordinance which must be considered include the following: <br />A. Promote development and redevelopment consistent with the visioning plan <br />for the. Gateway area by encouraging residential uses in conjunction with <br />commercial and expanded recreational activities which 1n: turn wiII create an. <br />active. street 'life, while enhancing the vitality.of businesses and reducing <br />vehicular traffic. <br />B. Provide for a. mixed -use. development(s) that are. carefully planned to <br />promote efficient use of land,. parking and roadway systems. <br />C. Provide enhanced oversight through conditional use permit provisions, to <br />ensure compatibility of mixed uses and consistency with the approved <br />master plan for the site:. <br />D Ensu.re compatibility with surrounding neighborhoods. <br />3 <br />
