Footprint (or Building Footprint) - The building's first floor; excluding the floor area of <br />attached garages and porches or decks built as allowed encroachments into setbacks. <br />Within the building .anvelope defined in the.Building Type. Template, the horizontal projection of <br />upper floors may not extend more than ten feet in any direction over the footprint, except for <br />portions of the upper floor built directly over an attached.garage. Refer to Section 9.6.2 (E) of this <br />Ordinance. <br />Incentives - The City Council may establish Incentives. which can be applied to encourage certain <br />types of land use or preservation activity within the Gateway District. These Incentives may beset <br />by adopting a separate Ordinance which identifies clearly the !tern or items the Council seeks to <br />encourage; or they may be set in various Preliminary Plan reviews. incentives may be negotiated <br />with the applicant. Incentives are the allowances the.City Council is willing to offer applicants and <br />shall provide sufficient criteria to the Zoning Administrator; or any.other City consultant, to evaluate <br />and .score the application. Refer to Section 9.2.4 of this. Ordinance. <br />Liner Buildings - A building that conceals from the street view a Single -Ilse Building for which it is <br />impractical to design compliant front or side facades. (such as a warehouse or parking garage). <br />Liner Buildings may have retail or office uses on the ground floor and office or residential uses on <br />the upper floor. An .example is found in Template 14a of this Ordinance. <br />Live/Work: Unit - Integrated row house style dwelling unit and ground floor working space of at <br />least three (3).units arrayed side.by side along the primary frontage. An example.is found in <br />Template 11 of this Ordinance. <br />r'. Mass. Ratio - When used on a Building Type Template, the percentages listed in the Mass <br />table define the maximum area allowed the horizontal projection of one floor in relation to the area <br />.of the horizontal projection of the building footprint and attached .garage, if any. Refer to Section <br />9.5.2 (F) of .this Ordinance. <br />.Mixed Use Building - A structure with a vertical mixture of uses: The upper floors maybe used for <br />office' or residential uses while the ground floor may be uses for office or retail. An example is found <br />in.Template 12 of this Ordinance: <br />Partial Development Plan -.A Pian provided with an application for a building permit to materially <br />alter or expand an existing legally conforming structure within the Gateway District. This Plan shall <br />be submitted to the Zoning Administrator and contain all .or part of the data requested in Section <br />9.8 .of this Ordinance. It may be given Administrative Approval if it does not require any <br />Conditional Uses ar Variances as defined in. Ordinance 43, <br />Preliminary. Plan - This Development Plan is one component of the steps describing what the <br />applicant intends to do in a project: The. Prelirninary.Plan and all of its details is used to identify <br />exactly what.the project entails. It is submitted to the Zoning Administrator who then distributes it <br />to parties reviewing theapplicant's submittals. <br />Retail/Office Building - A building designed for occupancy by retail and office uses where the <br />building is intended for subdivision into tenant spaces with no residential component.. An example <br />is found in. Template 13 of this Ordinance. <br />Single Family Detached House One dwelling on one lot, detached from other adjoining lots. An <br />example .is found. in Template 6 of this. Ordinance. <br />
