Single Use Building - A building designed for occupancy by retail,. service, or office.uses on the <br />d grounfloor with an optional mezzanine, It may also be used as.a template for placing a. <br />standaloneparking structure in a.proposed development. An example is found in Template 14 of <br />this Ordinance. <br />Sketch Plan - An informal plan that is used as the first step for any proposal for developing Land <br />areas.. Refer to Section 9.7.1 of this Ordinance, step 1, for:details. <br />Sub -zones Gen? Lake's Gateway District .is composed of four sub -zones. The Gateway District <br />Sub -zone Map.. in figure 1 of this Ordinance identifies these sub=zones and where they are located. <br />Thoroughfare Types - Figures 2 and 3 of this Ordinance describe details on Thoroughfare Types. <br />These figures illustrate details on streets, sidewalks, and other pedestrian or bicycle ways within <br />dedicated right-of-ways in the Gateway District. <br />Townttome/Rowhouse - An individual structure on a parcel with a rear yard and individual <br />{standalone or tuck under) garage access from an alley occupied by one primary residence in an <br />array of at least three (3) such structures side by side along a common. frontage. An example is found in Template.7 of this Ordinance. <br />Villa -Either an individual or a. combined structure of two dwelling units -sharing a..common wall, <br />i' compact in nature, placed on larger or compact lots with enhanced buffers shared with ancillary <br />buildings and served from. a front or side driveway. A villa might best be suited: for:an individual or <br />couple with no children. A villa might al so be suited for retired persons due. to its compact nature. <br />No template currently exists for this structure. <br />Zero Lot Line -.A piece of residential.real estate in which the structure comes up to or very near to <br />the edge of the property line. Zero -lot -line house are built very close to the property line in order to <br />create. more usable space such as .in a. PUa or other cluster type..development. <br />Zoning Compliance Permit -This permit is granted upon. determination that all steps of the <br />planning process in the Gateway District are complete, aiO authorizes the commencement of a <br />project. <br />
