One <br />Subdivision Sketch Plan of the:property:site per Sections 11.1 through 12.3.2 of Gem Lake <br />Ordinance 68, Subdivision Ordinance, providing the minimum requirements found in Sections. <br />12.1.1 through 12.1.7 of the Subdivision Ordinance. <br />The Sketch Plan. shall show what is to be constructed on a. parcel including; <br />Thoroughfare Type including pedestrian. and bicycle pathways and civic space <br />Identify utility needs (I.e., water, sanitary sewer, storm sewers) <br />Identify building placement and footprints <br />Proposed design of completed structures <br />Identify potential Variances from performance standards of this. Ordinance <br />Identify potential Zoning Ordinance or Comprehensive Plan changes needed <br />List potential Incentives, if any, that might apply <br />Determine the potential for an Environmental Review as cited in Ordinance 92 <br />Zoning Administrator will then distribute suppfied documents and arrange for a, meeting with the. <br />City Planner, the Planning Commission, andlorthe City Englheer to review and discuss the planned <br />development. Upon the satisfaction of the parties listed above,.the project is then cleared to <br />progress to Step 2. <br />Additional language for 9.7.2 <br />Step Two <br />The Preliminary Plan <br />The applicant shall submit an application for a Zoning Compliance Permit to the Zoning <br />Administrator for the proposed project on the Zoning request form available from the city. <br />The following additional application forms and: detailed submittals are. also needed for the <br />preliminary plan, <br />
