1. The use shall maintain harmony and compatibility with surrounding <br />uses and with the architectural character and design standards of <br />existing uses and the development. <br />2. The use shall meet the or exceed the performance standards <br />contained in this Ordinance. <br />These standards are primarily related to new construction or <br />remodeling which changes the outside dimensions of an existing <br />building. <br />3. The Use shall not generate such additional traffic associated with <br />the Use that would overburden or exceed the capabilities of streets <br />and other public services and facilities including but not limited to <br />parks, schools, and utilities serving the area. <br />Mr. Newcomb is requesting approving of a Conditional Use Permit which would <br />allow him to relocate the office portion of his business to a new location on the <br />site. A parking analysis has been performed (staff Memo dated March 1, 2010) <br />which shows that there appears to be space on the site which could <br />accommodate 6 vehicles in the parking lot. The use has also been approved for <br />other properties within the Zoning District, thus the use has been determined to <br />be compatible within the Zoning District. <br />Recommendation: <br />Staff recommends approval of the Conditional Use Permit since the use meets <br />the standards set forth by the Zoning Ordinance to approve a Conditional Use <br />Permit. Approval should be subject to the conditions defined in the previous <br />approval and shall be subject to the parking requirements defined by the City <br />Council. <br />Staff recommends modification of the existing 4 Seasons Auto Conditional Use <br />Permit as follows: <br />• No-atttrs—sha"e-c4s le r�rc�rr the .c7tiTCCt. <br />• The Permit is non-transferrable. <br />• There shall be no complaints during the 12-month approval period. <br />• '' p the-pfepefty. <br />• One auto per parking space. <br />• Business hours shall be 6:00 a.m. to 10:00 p.m. Monday through <br />Saturday. <br />• Auto drop-off shall occur on the side of the building and not on the street. <br />TR/psw <br />madmin/add.file <br />b:fourseasons <br />3 <br />
