ORDINANCE NO.43F SECTION 18 - "LD-B" LOW DENSITY BUSINESS DISTRICT TO BE DELETED IN IT'S ENTIRETY ` Section 18.1 Purpose 18.1 (1)The purpose of this District is to provide a means by which a critical area of limited size interposed between districts of widely divergent permitted uses may he developed to provide a rational, reasonable transition between properties in the divergent districts in a manner that is orderly, environmentally acceptable, and in conformity with the goals, policies and plans of the Comprehensive Plan of the City. Section 18.2 Permitted Principal Uses 18.2 ( I ) Within the "LD-B" District, the following uses shall he permitted uses: a) Business and professional offices b) Banks and savings and loan association offices e) Churches and synagogues d) Governmental buildings and libraries e) Greenhouses and nurseries f) Fruit, vegetable and similar agricultural dispensaries Section 18.3 Permitted Accessory Uses 18.3 (1) Within the "LD-B" District, the following uses shall be permitted accessory uses: a) Any incidental repair or processing necessary to conduct a permitted principal or special use, however, such accessary use shall not occupy more than twenty percent (20%) of the floor area. b► Any supplemental retail use within the structure and related directly to a Permitted Principal or Special Use and conducted for the convenience of and use by the employees or clients of the permitted use. Such usage shall be limited to a maximum of twenty-five percent (25%) of the ground floor area or 400 square feet, whichever is less. No signage shall be displayed outsidethe building advertising this retail service to the public. c) Essential Services Section 18.4 Special Uses 18.4 (1) Within the "LD-B" District, no structure or land shall be used for the following uses except by Special Use Permit: a) Private clubs, including athletic b) Golf ranges, tennis clubs and the like c) Research laboratories and offices d) Nursery or day schools, so long as play area is totally fenced e) Those uses and structures permitted in Section 8.1 f) Warehouses for small, high value items (e.g., electronic components) g1 Essential Service Structure. h) Other activities deemed comparable with those named in Sections 18.2 and 18.4 Section 18.5 Height Regulations 18.5 (1) No principal structure shall exceed thirty-six (36) feet in height, and no principal structure any partof which is within 300 feet of an "R" District or a roadway bordering an "R" District shall exceed twenty-five (25) feet in height. No accessory structure shall exceed twenty-five (25) feet in height and no accessary structure any part of which is within 300 feet of an "R" District or a roadway bordering an "R" District shall exceed fifteen 115) feet in height. "35' when abutting a street 18.6 (2) The minimum open space requirement shall be 45%. This includes green areas and areas not covered by buildings, by parking lots, by access roads or by storage areas. Section 18.7 Hours of Operation 18.7 11 ) The hours of operation forany proposed business use in this district shall be principally during the normal work week (7 a.m. to 7 p.m. Monday through Friday). Section 18.8 Uses Not Permitted 18.8 (1) The following list of uses, not intended to be complete, provides examples of principal uses not permitted in an "LD-B" District and that will not generally be permitted as special uses in an "LD-B" District.
