Septic & Well Systems
All houses in areas A and B are on their own septic and well systems. The condition of
those systems is unknown at this time.
Proposed Improvements
Sanitary Sewer
Area A
Install sanitary sewer from the intersection of Goose Lake Road and Haven Lane to the
cul-de-sac at the north end of Haven Lane. The sewer would be stubbed to the right of
way at the north end of cul-de-sac.
A similar installation would occur on Tessier Road. Sanitary sewer would be installed
from the intersection at Goose Lake Road to cul-de-sac and stub to railroad right of way.
The stubs to the right of way on both streets will allow for connection to a future sewer
anticipated sewer along the north line of the developed area, adjacent to the railroad.
Area B
Sanitary sewer would be installed in Little Fox Lane and Big Fox Road. Drainage would
flow to Labore Road and County Road E. It is anticipated that future sewer mains would
be installed that would connect these systems to sewer that is available at the intersection
of County Road E and Labore Road.
The project would include the installation of service wyes with services to the property
line for all houses and parcels.
Water main
Area A
Water main would be installed on both Haven Lane and Tessier Road from the
intersections at Goose Lake Road through the cul-de-sacs to the right of way. Both runs
will be terminating at the right of way for the installation of future hydrants when City
water is extended to the area.
Area B
Water main would be installed from the intersection at Labore Road and Little Fox Lane
to Big Fox Road, where it will connect to the water main on Big Fox Road. Water main
would be installed from the cul-de-sac at the north end of Big Fox Road to County Road
E on the south end. Future service to the area could be provided in a number of areas
depending on how future improvements are staged.
The water main in both areas would be installed in the boulevard area to facilitate future
connections. Hydrant leads would be installed approximately every 400' for future
hydrants. Service taps and service lines would be installed when homes actually connect
to the City water system.
2006 Street Improvements A-GEMLK0503.00
Gem Lake, Minnesota Page 3
