Property to the same extent as if the Property were owned by Tenant. <br /> 15. CLEAN-UP AT END OF TERM. At the end of the Term, Tenant shall return <br /> the Property and Improvements to Lessor in good. As security for this obligation, Tenant shall <br /> fund an endowment, in an initial amount of$ , with interest accruing, to be held in trust <br /> for Lessor's benefit, and at the end of the Term of this Lease or upon earlier termination thereof, <br /> which shall revert to the Lessor for its purposes, including ongoing maintenance and operational <br /> costs of the Improvements or their removal. Additional contributions or deposits in excess of the <br /> initial amount and any interest earnings on the endowment in excess of 3% per annum may be <br /> used by Tenant for maintenance and capital improvements to the Improvements. 16. <br /> COMPLIANCE WITH LAWS AND POLICIES. Tenant shall not use or occupy the <br /> Property in any manner which would cause any violation of any laws and ordinances affecting the <br /> Property, and shall comply with all laws and ordinances affecting the Property insofar as <br /> compliance becomes necessary by virtue of any act or neglect by Tenant in its use and occupancy <br /> of the Property. Tenant shall also comply with all City of Roseville ordinances and park rules. <br /> Smoking shall be prohibited on the Property. <br /> 17. MAINTENANCE. Tenant shall put, keep, and maintain all portions of the <br /> Property and Tenant's property, and all streets, alleys, sidewalks, curbs,passageways, and spaces <br /> adjacent thereto in a clean and orderly condition, free of dirt, rubbish, and unlawful obstructions. <br /> Tenant also agrees to make all necessary repairs to the Improvements, interior and exterior, <br /> structural and nonstructural, ordinary and extraordinary, foreseen and unforeseen, necessary to <br /> maintain the Improvements. All repairs and maintenance shall be at least equal in quality and <br /> class to the original construction of the Improvements.
