20. HOLDING OVER. Any holding over by Tenant or any Lessor authorized <br /> assignee or subtenant of Tenant beyond the expiration of the Term shall give rise to a tenancy <br /> from month to month at the same rent payable during the last month of the Term and all other <br /> provisions of this Lease shall continue. <br /> 21. OWNERSHIP OF IMPROVEMENTS. Upon termination of this Lease, the <br /> Facilities, and all improvements, additions, and fixtures made on the Property shall automatically <br /> and without further act of the Lessor or Tenant become the property of the Lessor and title shall <br /> vest in the Lessor free and clear of all liens and encumbrances and without payment therefor by <br /> the Lessor. Tenant shall retain ownership of furnishings and equipment other than fixtures. <br /> Tenant shall, upon request of the Lessor, promptly execute and deliver to the Lessor a deed or <br /> such other appropriate instrument of conveyance as the Lessor may deem necessary or desirable <br /> to evidence or confirm the vesting of title to the Facilities in the name of the Lessor, in recordable <br /> form reasonably satisfactory to the Lessor. <br /> 22. SUBORDINATION. The Lessor's interest in the Property shall not be <br /> subordinated to any mortgage or any other security or interest. <br /> 23. NOTICES.
