on Tenant's board of directors and Tenant shall amend all corporate documents necessary to <br /> ensure this appointment; (iii)the parties shall collaborate to create community wide events with <br /> educational components; (iv)the Director of Lessor's Department of Parks and Recreation or <br /> other staff member designated by the City Manager and the Executive Director of Tenant shall <br /> meet at least semi-annually to review partnership direction and outcomes. <br /> 2. GRANT OF LEASE. Lessor shall lease to Tenant and Tenant shall rent from <br /> Lessor the Property. Tenant may construct improvements ("Improvements") on the Property <br /> subject to the provisions of this Agreement. The Improvements shall be the property of Tenant <br /> until the termination of this Lease. The proposed and limited use of the Improvements and the <br /> unique character of the Tenant are an integral part of the consideration of the Lessor's leasing the <br /> subject property, which is part of the Lessor's Central.Park. Without the Tenant's mission of <br /> specialized wildlife care and related public education, the Lessor would not lease the Property; <br /> nor would the proposed use qualify as a legal use of the Property 'without the J oint operational and <br /> use elements between the-Lessor and Tenant specified in this Lease. Notwithstanding any other <br /> provision of this Lease, any change in the uses of the Property or Improvements or change in <br /> structure or mission of the Tenant that is not expressly authorized in writing by the Lessor shall <br /> constitute a default and Lessor may terminate this Lease. <br /> 3. TERM. This Lease shall be for a term of fifty (50) years, commencing on <br /> October 1, 2000 and terminating on September 3 0, 2050,unless sooner terminated in accordance <br /> with the` terms of this Lease (the' "Term-''). This Lease shall terminate if construction of the <br /> Improvements specified herein do not commence by December 31, 2002. <br /> 4 . RENT. Tenant agrees to pay Lessor an annual rental of One Dollar ($1.00) (the <br /> "Rent"). <br />
