on Tenant's board of directors and Tenant shall amend all corporate documents necessary to ensure this appointment; (iii)the parties shall collaborate to create community wide events with educational components; (iv)the Director of Lessor's Department of Parks and Recreation or other staff member designated by the City Manager and the Executive Director of Tenant shall meet at least semi-annually to review partnership direction and outcomes. 2. GRANT OF LEASE. Lessor shall lease to Tenant and Tenant shall rent from Lessor the Property. Tenant may construct improvements ("Improvements") on the Property subject to the provisions of this Agreement. The Improvements shall be the property of Tenant until the termination of this Lease. The proposed and limited use of the Improvements and the unique character of the Tenant are an integral part of the consideration of the Lessor's leasing the subject property, which is part of the Lessor's Central.Park. Without the Tenant's mission of specialized wildlife care and related public education, the Lessor would not lease the Property; nor would the proposed use qualify as a legal use of the Property 'without the J oint operational and use elements between the-Lessor and Tenant specified in this Lease. Notwithstanding any other provision of this Lease, any change in the uses of the Property or Improvements or change in structure or mission of the Tenant that is not expressly authorized in writing by the Lessor shall constitute a default and Lessor may terminate this Lease. 3. TERM. This Lease shall be for a term of fifty (50) years, commencing on October 1, 2000 and terminating on September 3 0, 2050,unless sooner terminated in accordance with the` terms of this Lease (the' "Term-''). This Lease shall terminate if construction of the Improvements specified herein do not commence by December 31, 2002. 4 . RENT. Tenant agrees to pay Lessor an annual rental of One Dollar ($1.00) (the "Rent").
