' ♦ Public spaces should include some green area near to or accessible to properties along
Centennial and Judith.
♦ The detailed design and use must be market driven; selected and promoted by the
developer.
♦ Provide a mix of townhomes (especially one level) and apartments
3. Now should the plan compliment the study area?
♦ Provide adequate access and connectivity to all phases and adjoining properties.
♦ Provide senior housing in the area and link it to seniors moving outselling their
single-family homes to first time homeowner families.
♦ No major concern about how the school district would be impacted from the
development and redevelopment of the area.
♦ Focus just on Arona and how that piece can benefit the City.
♦ Disperse traffic around the site and entry points to reduce individual impacts.
♦ Provide access to the south through NCR/JLT site.
4. What is the level/amount of greenspace desired in the area?
♦ Green space should be part of package but used as amenity with ponding, and
housing adjacent to both.
5. Is this project responsible for replacing parkland elsewhere in the community?
♦ There should be some greenspace but the amount may vary depending on the type of
development.
+ Green space should complement the development and be disbursed throughout, near
new and existing residential areas.
♦ Use whatever greenspace is provided as an amenity including the pond area or new
drainage areas.
♦ Have a green space town square surrounded by the new development.
♦ The City does not need more park space in this area.
♦ The City cannot fund more parks and does not need more programmed parks.
♦ Support green space that compliments development.
♦ The City could sell a portion of the land to the adjoining neighbors and they can
maintain it as a park with no pubic subsidy.
♦ Include some greenspace that would be available for all to use but maintained by a
development association or special service district.
♦ There was general agreement, again, for a maximum of 4-acres for park.
♦ When Pioneer Park was purchased the Council promised that this would be the last
public park in the community.
Appendix A- 1 4 of28
