What are thoughts on mix and density of housing? <br /> ♦ There should be a mix of housing to help with the financing. <br /> ♦ First floor or lower level uses should mix with housing above. <br /> ♦ Some are not supportive of retail with housing above but there was a general <br /> understanding of the need for higher density to support other lower density uses such <br /> as single level townhomes. <br /> ♦ Townhomes were supported more than anything else and there was not too much <br /> concern about mix or density. Single level townhomes are most attractive to older <br /> residents. <br /> ♦ The architecture must be designed with high quality uniformity but diversity of <br /> structure types. <br /> ♦ Smart growth demonstration projects might work here. If it is to work anywhere in <br /> Roseville this is the opportunity but needs to be well designed. <br /> ♦ Both mix and density are important issues for smart growth concepts to work. <br /> 7. Is first time homebuyer housing important? <br /> ♦ First time homes would open up if there were adequate senior housing built. Can the <br /> City tie the two together? <br /> ♦ More first time housing opportunities bolster the school district and create balanced <br /> neighborhoods. <br /> ♦ There is no need for family housing. There are plenty small ramblers that provide that <br /> in the community; they simply need to be reused by young families. <br /> ♦ Whatever single family housing was built on the site would not be affordable for <br /> families and the City is not interested in providing subsidy to support this, rather than <br /> helping bolster the existing more affordable stock. <br /> ♦ There should be a good mix of housing and fast time home buying opportunities <br /> should be part of the mix. <br /> 8. Is senior housing important? <br /> The mix of uses should include some senior housing but not necessarily assisted <br /> projects. Single level townhomes or cottages for 55 and older that do not want to <br /> maintain yards but are not ready for apartment living. <br /> ♦ Senior projects make better neighbors--pay taxes,but do not require significant <br /> services and are not disruptive to others. <br /> ♦ The City should provide affordable senior housing for Roseville senior to stay in <br /> community. <br /> ♦ Senior affordable housing is important but must understand that it must be at a dense <br /> level and that may be hard to sell to neighborhood. <br /> ♦ Multi level apartments will help to pay for affordable single level senior townhomes <br /> Appendix A- 1 5 of 29 <br />
