Building support functions and a staff dininglbreak room will be located at the basement level of the east
win of the building. There will be are underground connection to the existing assisted living building
g
P
rimaril to allow for the transfer of meal preparations from the Commons to the new dementia residence.
Site Planning Concept
The site for the new dementia residence is bounded by Lydia Avenue to the]forth, Lincoln Drive to the
Bast `„The Commons”assisted living building to the south, and the creek to the west.. The development
responds to its site, surroundings, climate and orientation in design and form. The main entrance to the
facility is located at the northeast corner of the site. All traffic, access points, and parking for the facility
currently rrentl is located to the east along Lincoln Drive away from the adjacent neighborhood to the crest. The
facility will share the same existing access point off of Lincoln Drive as the Commons as indicated in the
original PUD. The parking lot will accommodate 8 parking stalls. Move-ins will occur via the maim

entrance.
The one-story facility is designed with four distinct houses clustered around a central commons area
( g(Village Square),with access to a central outdoor courtyard area. The Village Square is oriented to the
south and awa y from the main entrance to the facility to gain as much winter sun and natural light into the
facility,to kee p the focus of the users away from the main entrance, and to maintain a controlled and safe
environment. The higher volume of the Village Square(with an 5:12 pitch)allows natural light to
note deeper into the structure in order to minimize the amount of artificial lighting needed during
daytime hours and to achieve a friendlier, spacious, and intimate environment. This higher volume is
,
surrounded by the lower one story masses of the faun houses to lesson the impact of the facility on the
Commons residents and the neighbors to the west across the creep. In addition, the roofs to these houses
hav e a 6/12 itch}which is less than that of the adjacent EagleCrest Campus, and are hipped to further
p
bring the mass down. The majority of the commons areas within each house and the village square are
oriented towards the central courtyard area to respect the neighbors privacy and to minimize the impact of
the interior lighting on the neighbors.
y
' r materials used will be similar to the rest of the campus to compliment and blend in with these
The eteno
other s tructures. These materials include a combination of gray vinyl shingles, white stucco,red-brown
face brick, white trim and windows, and a green shingle roof.
`
The interior air quality and environment will be partially controlled by roof top units serving the entire
facility. These e units will be sunken into the roof structure of the north-central house, thereby sheltering the
units
from all views. This will project Noise from the units to the north and away from the neighbors.
