2.0 H F LAND USE AND IGNA TIC <br /> The �rc �Y,'! is located in an R1, Single Family Residential District, and the <br /> property <br /> Comprehensive Flan identifies the future use of this property as Institutional. <br /> Adjacent land uses are cemeteries to the south and west, and open space to the <br /> north and east. <br /> The site is currently used for several different activities including: Ramsey Counter's <br /> seasonal household hazardous waste collection site: a work Yard for Ramsey <br /> County's Public Works Department; a stockpile area for crushed read materials and <br /> concrete from the Larpenteur Avenue reconstruction: a site for Ramsey County/ <br /> N P's stump rinding activities (in a tub gander), and a women's detention center. <br /> Materials were moved into and out of this site d u ring late hours during the <br /> emergency Mississippi River flood situation in 1997. <br /> portion of the site (approximately 4.4 acres known as Lot 7) has also been <br /> considered for a family transitional housing project which would be located on the <br /> south edge of the site, adjacent to Larpenteur Avenue. This project, still in the <br /> plann in g stages,es would include approximately 0,000 s.f. of building, including bb <br /> rooms <br /> which will house between 55 to 2 residents, for periods averaging 11 to 1 <br /> dais. percent ercent of the residents will be children; most of the families will be <br /> rent (mother) households. The project would cost over rill ion and would <br /> one pa . <br /> ire a rezoning of the property and/or designation as a Planned Unit <br /> require � <br /> Development.ment. New sidewalks and driveways would be installed along Larpenteur <br /> from <br /> Kent to Dale Street for this project if built on this site. An alternate site for this <br /> activity on this property site may be further west along Dale Street. <br /> RAMSEyCOURTyINLEI USE PE f T � ER—OPO <br /> Ramsey ►.�1 noun Public works proposes to operate the portable concrete crusher <br /> site from April I through May '15 during 199$ and 1999, and during the <br /> o n the p <br /> construction season in 2000. All of the concrete to be crushed will come from the <br /> Lament eu r Avenue reconstruction project only,with no other projects being allowed <br /> to „ back'' on this activity. The concrete to be crushed would be stockpiled <br /> between crushing visits, with crushed concrete being stockpiled for reuse in the <br /> iced for near roadway material for Larpenteur Avenue.
