2.8 The property will be subdivided as shown on the final plat of Roseville Center. The <br /> need for additional right-of-way along Lexington Avenue has not yet been resolved. <br /> 2.9 Bradley Real Estate, Inc. will enter into a Planned Unit Development/Bubdivision <br /> Agreement with the City which will outline the Developer's as well as the City's <br /> responsibilities. <br /> 2.10 section 1 008 of the City Code outlines the requirements and procedures for a <br /> planned unit development, including the coordination with subdivision regulations. <br /> Section 1102 of the City Cade outlines the requirements and procedures for the <br /> subdivision (platting) of property, including the data necessary for preliminary plat <br /> review. <br /> S TA FF C QALMEN T <br /> 3.1 In reviewing this request: staff made the following findings; <br /> 1, The Comprehensive Plan designates the Roseville Center parcel and the <br /> parcel previously occupied by Fina Petroleum as Shopping Center. The <br /> parcel previously occupied by Margolis Nursery is designated at Limited <br /> Business. It is the policy of the City to address the redevelopment of parcels <br /> through the use of the planned unit development process, in order to ensure <br /> compatibility between the proposed use and surrounding uses. <br /> 2.
