3.0 Planned Unit Development and Mat Approval <br /> The CITY hereby rants approval of the final development plan for Roseville Center <br /> Planned Unit Development, subject to the DEVELOPER's compliance with the terms and <br /> conditions of this agreement. The CITY also grants approval of the plat for Roseville <br /> Center. The CITY agrees to approve applications for building permits, provided that said <br /> plans are consistent with the exhibits which were approved at the concept and final stage <br /> of the Planned Unit Development process, and all of the standards and conditions of this <br /> agreement have been satisfied. <br /> For two ears from the date of this Agreement, no amendments to the CITY' <br /> Comprehensive Guide Plan or official controls shall apply to or affect the ruse, development <br /> density, site layout, or dedication requirements of the land included within the approved <br /> plat unless required by state or federal law or agreed to in writing by the CITY and the <br /> DEVELOPER. Thereafter, notwithstanding anything in this Agreement to the contrary, the <br /> CITY may require compliance with any amendments to the City's Comprehensive Guide <br /> Plan, official controls, platting or dedication requirements enacted after the date of this <br /> Contract. <br /> 4,0 Approval by the CITY <br /> Ina approving the final development plan for the PUD and the final plat for Roseville Center, <br /> pp � <br /> the CITY hereby incorporates the following exhibits. The DEVELOPER shall develop the <br /> subject property as described or shown in these exhibits. If the exhibits vary from the <br /> � <br /> written terms of this Agreement, the written terms shall control.
