To insure that the proposed plat meets the CITY'S requirements for subdivision approval, <br /> as set forth in Title 11 of the City Code, the following provisions shall apply: <br /> 8.1 Subdivision of Land. The propel shall be subdivided as shorn on the preliminary <br /> and final plat of Roseville Center (Exhibit ). Said plat shall include the dedication <br /> of 10 feet of right-of-way for Lexington Avenue along the eastern edge of Lot 2, the <br /> dedication of a 10 foot pedestrian walkway and streetscape easement over the <br /> eastern edge of Lot 1, the dedication of a five foot pedestrian walkway and <br /> streetscape easement over southern edge of Lot 1, a five foot streetscape <br /> construction and maintenance easement over the southern edge of Lot 2, and the <br /> dedication of utility easements as required by the Director of Public Works and <br /> shorn on the preliminary and final plats attached as Exhibit A. In conjunction with <br /> the p latting process, the CITY shall release any unnecessary utility and walkway <br /> easements. <br /> 8.2 Park Dedication. CITY policy requires the dedication of park land or a payment in <br /> lieu of land dedication for all subdivision, including planned unit development. The <br /> DEVELOPER shad not be required to dedicate land or make a payment in lieu in <br /> conjunction with plat approval, since the previously developed property is being <br /> reconfigured and no additional buildable lots are being created. <br /> 9.0 site Development Requirements and Subdivision Standards <br /> To ensure that the ro osed development meets the CITY'S requirements and standards <br /> p p <br /> for site development, the following provisions shall apply; <br /> 9.1 Final Grading Plan. The final grading plans for the two building pads (Lot 1 and Lot <br /> 3) must be reviewed and approved by the Director of Public Works prior to any <br /> p ermits being issued for these projects. All grading shall comply with the approved <br /> grading plans lans and shall be the responsibility of the DEVELOPER. <br /> 9.2 Final Utility Servicing Pfau. The final utility servicing plans for the two building pads <br /> (Lot 1 and Lot must be reviewed and approved by the Director of Public Works <br /> prior to any permits being issued for these projects. <br /> 9.3 Erosion ControL Prior to site grading, and before any utility construction is <br /> commenced or building permits are issued, an erosion control plan must be <br /> submitted for approval, and all erosion control actions shall be implemented, <br /> inspected and approved by the CITY. <br /> Pu Dl ubdivision Agreement#(Roseville center.) - Page 4 of 11 <br />
