9.4 Clean Up. The DEVELOPER shall clean dirt and debris from streets that has <br /> resulted from construction work by the DEVELOPER, its agents or assigns. The <br /> CITY will determine whether it is necessary to take additional measures to clean dirt <br /> and debris from the streets. After 24 hours verbal notice to the developer, the CITY <br /> may complete or contract to complete the clean-up at the DEVELOPER'S expense. <br /> 9.5 Street Trees. CITY policy requires the planting of street trees in conjunction with <br /> commercial development; however, the DEVELOPER shall not be required to install <br /> street trees, as the entire streetscape along Lexington Avenue and Larpenteur <br /> Avenue will be redeveloped in conjunction with street reconstruction and resurfacing <br /> projects over the next three gears. <br /> 9.6 Pedesfrxan Walkways. CITY policy requires the installation and/or replacement of <br /> pedestrian walkways within the public right-of--way in conjunction with commercial <br /> development; however, the DEVELOPER skull not be required to install pedestrian <br /> walkways within the public right-of-gray, as the entire streetscape along Lexington <br /> Avenue and Larpenteur Avenue will be redeveloped in conjunction with street <br /> reconstruction and resurfacing projects over the next three years. The <br /> DEVELOPER shall install pedestrian walkway connections between existing and <br /> proposed public walkways (Lexington Avenue and Larpenteur venue) and the <br /> main entrances of the Center and Taco Bell as shown on the overall site <br /> development plan (Exhibit B). Said pedestrian walkways shall be no less than six <br /> feet in width. <br /> 9.7 Deferred Assessment CITY polio requires that the deferred assessment in the <br /> amount of$37,259.39 be paid prior to the issuance of any permits for development <br /> of the site. This deferred assessment is for a 1 977 water main project. The site is <br /> currently serviced by water from the city of Saint Paul across Larpenteur Avenue. <br /> CITY policy also requires that the DEVELOPER connect to the water service within <br /> the CITY and disconnect from the water service `in Saint Pawl. <br /> 10. PUD StandardslCondmitmions of Approval <br /> To insure that the proposed development meets the CITY'S standards for the approval of <br /> a P D, as set forth i n Section 10 15 of th a Rosevi Ile City cod e, the Development s h al I also <br /> comply with the following specific PUD standards: <br /> 19.1 Genera!Development Standards. The preliminary and final plat of Roseville Center, <br /> overall site development plan (including building and improvement setbacks), detail <br /> site development plan for Taco Bell, the preliminary landscape plan, the building <br /> and sign elevations for the Center, the building elevations for Taco Bell, the sign <br /> PUD/Subdivision Agreement# (Roseville Center.)- Page 5 of 11 <br />
