The overall density of the project (30 units on 2.97 acres) will not exceed <br /> medium density residential standards (4-10 units per acre); however, the <br /> units will be clustered in one three-story 30 unit building rather than in <br /> townhornes. In addition, the clustering of the units in one building presents <br /> the advantage of needing only one access point on county Road C2 and no <br /> access points on Trunk Highway 88. <br /> b. The project will have minimal traffic impacts on the surrounding roadways. <br /> County Road C2 has a forecasted average daily traffic count (ADT) of 1600 <br /> in 2010 (west of Highway 8 8) and Highway 88 has a forecasted A DT of <br /> 1 3,700. Phase I of project as proposed is expected to generate a maximum <br /> of Zoo to 250 vehicle trips per day. The new signal at County Road C2 and <br /> Highway 88 will benefit residents by providing safe ingress and egress to the <br /> property. <br /> 6. The final plat meets the requirements of Section 1102 of the city Code. The <br /> proposed name of the subdivision is Roseville Commons, which does not <br /> duplicate the name of any plat previously recorded in Ramsey County. <br /> 7. The proposed project (final development plan and final plat) as proposed is <br /> in harmo,i} with the general purpose and intent of the City's Comprehensive <br /> Plan and Title 10 of the City Code (Zoning). <br /> 8. The proposed project (final development plan and final plat) will not <br /> adversely affect the public health, safety, or general welfare. <br /> 4,0 STAFF RECOKMENDATION <br /> 4.1 Based on the findings outlined in Section 3.1 of this report, staff recommends the <br /> following: <br /> . Approve the final plat for Roseville Commons, subject to the subdivision <br /> standards included in the Planned Unit Development/Subdivision Agreement <br /> 2. Approve the final development plan for the planned unit development, <br /> subject to execution of the Planned Unit Development/subdivision <br /> Agreement. <br /> 3.
