setback 'as we1110
69 For this triangular shaped lot that is only 225 feet deep, the
setbacks clearly do not work, In other instances in the City,
small parcels -in the Sc district have been granted setback
variances relying on business district standards of 30 feet
front, 10 feet side, and 20 foot rear yard setbacks. As the
building is positioned on the property, our interpretation is
that the north edge of this site is a side yard.
79 The issue of traffic congestion was raised as a serious concern
during the last application process. The parking let in front
of Rainbow Foods and Best Buy can be seriously congested at
busy times+ At the last -hearing, the main concern was the
driveway at the west edge of the computer city site, accessing
directly into the parking lot near the main entry from county
Road B-29 The Council will recall that by private easement,
the Computer City parcel is guaranteed access anywhere onto the
Crossroads Parking lot. The crossroads Shopping Center gains
its major access for the eastern portion of the center, across
the Computer City parcel by this same private easement. The
new site plan moves the access point to the Computer city
parcel considerably to the east This eliminates left turn
movements out of the Computer City site into the congested area
of the Crossroads parking lot. It also increases stacking
distance for those people entering the area from County Road B-
2 as well* To this end, the reconfigured site plan addresses
traffic concerns raised by the Previous site plan.
At the last hearing for this proposal, concern was raised about
the bu i l d i-nq size -and orientation on the site, building
materials, site lines to the existing shopping center, and
traffic congestion at the entrance to the Crossroads Shopping.
Center from County Road B-2 . The new proposal has been
developed to accommodate these concerns and to satisfy the
adjacent owners and tenants s, As the attached letter indicates,
Beechwood has remained in close contact with the Crossroads
Management Company during the development of this new proposal
and that welsh Companies supports this proposed development.
The Planning Comm i s s ion, on a 6-0 vote, unanimously recommended
approval of the request with the following, conditions
a That the required roadway easement for county Road B-2 be
dedicated as determined by county and City staff.
b. That a sidewalk be constructed along County Road B-2 and
a pathway easement be dedicated for it.
c* That the landscape and utility plans be approved by City
staff..
Alternatives:
