College properties, Case No* 2 491 <br />page a <br />The motel site plan shows a common driveway access with Ben j amin' s <br />restaurant to the south,, and parking on the mote] site directly <br />off this accesse This is a reasonable design but we are not <br />certain whether the owners of the Benj amin f s site -have agreed to <br />this arrangement. We need to be ' assured of a clear agreement <br />with Benj amin f s before granting final p approval for the <br />project. if such an agreement cannot be worked cut # the access and <br />parking must happen entirely on the motel site, with at least a V <br />parking setback. we believe this can be done and still provide <br />the necessary parkinge <br />The project will need a permit from the Rice Creek Watershed <br />Di str ,ict . and from the City. The- proposed PUD reduces the amount <br />of hard surface on site. Rice Creek engineers have indicated that <br />since the site drains into a major drainage ditch it may be <br />advisable to have the mater run off the site sooner gather than <br />later, to avoid adding water to the ditch at the crest of a major <br />rainfall event. We ponding is. provided on site in three <br />detention p onds. We have reviewed the drainage plan with the <br />project engineer and generally agree with the plan, but the latest <br />grading plan we have seen appears to allow for very little holding <br />capacity in the south pond, south of the -Independent Living <br />buildings We will want to review the f ina l .plans in more detail. <br />The Public Works Department had considered the idea of providing a <br />path along the ditch to allow maintenance vehicles to more easily <br />reach the ditch.
