Approval recommendation (5-0) w /conditions - 8/6/02. <br />Anticipated Council Action on Preliminary Plat/General Concept — August 18, 2003 <br />�. � Continuation of request to City Council meeting of September 15, 2003 <br />Anticipated Council Action on Final Development Plan/P/Plat — not determined. <br />2.0 SUMMARY of RECOMMENDATIONS: <br />2.1 The Community Development Staff recommends approval of the proposal by Ramona <br />Mogg & Moser Builders for a Planned Knit Development General Concept Plan and <br />Preliminary Plat for the development of 6 owner occupied town hone units with <br />associated site improvements on property at 474 County load C. <br />3.0 SUGGESTED ACTION: <br />3.1 By motion approve "CONCEPT CEPT PLAN" with conditions (see Section 8 for more <br />details). <br />4.0 REVIEW of REQUEST: <br />4.2 The proposed use as town hones is consistent with both the Comprehensive Plan and the <br />R-2 Zoning Code designation. The applicant estimates the value of the units (land, <br />building} improvements) at approximately $450,000 to 500,000 per unit, with annual <br />property taxes exceeding $4,000. <br />4.3 The proposed PUU utilizes the existing driveway access from County Road C and widens <br />the travel lane to 20 feet.
