l Emma-VIN F I k <br />6.1 Based on the 'Information provided and the findings in Section 5 of this project report, the <br />Community Development Staff recommends approval of the preliminary plat by Peter <br />and Maureen Ohland, subject to the following conditions: <br />A, Provision of all necessary utility easements. <br />B. Dedication of 27 feet by 164 feet of right-of-way for Dent Street <br />C, review and recommendation by the Parks and Recreation Commission regarding <br />park dedication. (Staff recommends cash dedication* which is $1,000 per dwelling <br />unit.) <br />Meeting all requirements of the Capitol Regions Watershed District. <br />7.0 PLANNING I1 CODS ION ACTION <br />7.1 On August 6, 2003, the Roseville Manning Commission held the public meeting <br />regarding the ohland preliminary plat request. At the hearing Paul Inman addressed the <br />Commission and asked how sewer and water would serve the outlot. The City Manner <br />stated City service will be provided to Lot 1; however, no services to outlots will be <br />necessary or provided. The Manning Conu ission asked City Staff and the applicant in <br />regards to the project. <br />7.2 Maureen Dhland, applicant, proposed a walkout rambler that could accommodate her <br />parents as well. No other development is proposed. <br />7.3 The Planning omission voted (5 -o) to recommend approval of the request by Peter and <br />Maureen Dhland for a Preliminary Plat of certain property located at 544 1Ryan Street <br />subject to the conditions outlined in Section 6 (a through d) of the project report. dated <br />August 18, 2003. <br />1.
