t i n 1 5 S. !
}L
S
3
5
PROJECT NARRATIVE
3 WHITEHOU E SENIOR APARTMENTS
563 west Counter Road 'B"
Roseville, Minnesota 55113
This project replaces the 79 bed nursing hone that has been closed and is currently being demolished.
The new facility is planned for residents 62 years and older who can live independently but may
require some moderate support or service. Services that will be available include one meal served
daily in the central dining room, emergency call system, scheduled transportation, weekly
housekeeping and planned activities. Other services may be provided to the individual residents on an
as- needed basis by the on site staff.
The building will be a three story structure with underground parking. The footprint area of the
proposed building is approximately the same as the original nursing home. The new building will
have 19 one bedroom and 31 two bedroom apartments. The common spaces will consist of a central
dining room with a serving kitchen, a fireplace lounge; rooms for activities, reading and exercise;
offices for the staff, a guest suite and a barberlbeaut salon.
The total building area for the three doors will be 60,449 sf and will be completely fire protected by a
fire sprinkler system. The exterior will be a combination of brick, prefmished steel siding and
synthetic stucco to present the building facade in a more residential scale.
Parking will consist of 50 garage stalls located in the basement for the residents and 19 parking
spaces in the parking lot for staff and visitors. This will result in 69 total parking spaces for a ratio of
1.38 spaces for each apartment. Historically we know that this is more than adequate for senior
housing. In the event that the function of ` the building changes in the future, we can accommodate the
parking requirements by combining and remodeling 18 of ' the one beam units into 9 three
bedroom apartments and reconfiguring the parking lot as shown on enclosed drawing titled ``Future
Alternate Parking Dcvelopmenf
The existing timber and rubble retaining walls along the north property line will be removed and
replaced with a modular masonry retaining wall that will be softened with shrub plantings at the base
intermingled with cascading plants and vines along the top. The remaining landscaping, site lighting
and slgnage will be in conformance with the applicable city ordinances.
