As is typical throughout the City, only the main line (not the stub into
each single family lot) will be the responsibility of the City.
5.11 The remaining utilities, such as electricity, cable, telephone} and natural gas, will be designed
and coordinated through the Public works Department to be underground, and utilize a joint
tren6ing system where applicable. Further: all transformers must be identified on a plan* prior
to final approval} so that adjustments to proposed locations can be sought to eliminate possible
unsightly locations.
5.13 The park will include a small youth baseball field and a basketball court.
I I
5.14 As part of the intergenerational theme for the Arona Neighborhood, the proposal by United
Properties includes seven smaller single family home sites located between the park and senior
cooperative. Each lot will be approximately 45 feet wide by 90 feet deep (4,050 square feet)
and will have a single driveway access on to the public street.
5.15 The minimum "`General Concept Plan" established setbacks are as follows: A front yard setback
(south) of 20 feet; a rear yard (north) setback of 20 feet; and an interior side yard setback of 5
feet. Cars parked in the driveways will not block streets. Because of their small size, no lv
storage or accessory buildings will be allowed on these lots.
5.16 Two of the seven total single family homes will be built by Habitat for Humanity. These. homes
will be of the same style and quality of materials as the other homes.
FF3457 — RCA Final Flan and Flat Approval - 061603 Page 4 of 9
