Emphasis is being placed on creating an attractive and safe environment for customers and - employees of both businesses. Architecturally distinct buildings and environmentally sensitive landscaping and lighting will enhance the project. The goals of the PUD and the effects of the change include the following: I., Create a buffer between County C and the property with green space. 2. Create a suitable environment within the site 3. Create compatible uses and building designs 4. Improve appearance of the site by cleaning up and creating a more attractive site on County 5. Improve landscaping and storm water infiltration /retention system b. Provide quality jobs for Roseville residents 7. Add to the tax base with an additional building Lot 1 will house the Gem Investments building. This company has been family owned and has operated a business in Roseville for more than 30 years. The decorating/painting contracting business will benefit from a new facility. Jobs will be retained and the City's tax base will increase with this new building. The tern office /warehouse space on the south lot of ` the site will be designed to complement the ABRA building. Lot 2 will be for ABRA Auto Body & Glass which 'is currently located at another site in Roseville. This project will enlarge ABRA's capacity to serve its clients. ABRA is a recognized leader in the auto body, auto glass and pointless dent repair industry. ABRA opened its first location in Fridley, Minnesota in 1954. ABRA has many repair centers nationwide; nearly 70% of the facilities are corporate -owned and the rest are franchise locations. ABRA has embarked on an extensive three -year growth strategy. Their glans for accelerated national growth over the next several years include acquiring existing facilities and building new locations. ABRA Auto Body & Mass people are committed to taking care of automotive repair needs through quality workmanship, superior service and dedication to detail in everything they do. This new Facility will be a reflection of this commitment to customers. The new ABRA facility is the site where all job estimating, insurance processing, Parts management, vehicle preparation, body repair and painting will be conducted. All activities are conducted within the building. No repair or painting occurs outside the building. No parts or materials are stored outside the building except trash that is stored in an opaque enclosure. parked cars awaiting repair will be located behind the building . in a screened, secure area enclosed by a not less than five (5) foot high fence. The use for both facilities is compatible with the character of the surrounding area and neighborhood. The hours of operation for both businesses will be in harmony with other area uses.
