5.9 All public utilities (sanitary sever} water main, and storm sewer) will either be constructed <br />within the right -of -way and/or under the constructed roadway. Sanitary sewer for the single <br />family homes will be provided from an existing sanitary sewer line along the north property <br />line of the Arona site. water will be provided from the main line that will be within Arona <br />Street and Terrace Drive, completing the necessary water loop. Storm suer catch basins will <br />be provided within the gutters. Storm rater will be directed to the pond to the south. water <br />and sanitary sewer for the rower townhornes will be provided from the main line installed within <br />the roadway of Arona Street. Storm sewer will include catch basins along the west side of the <br />drive lane, which eventually drains into the existing pond. water for the senior cooperative <br />will be provided from the main line installed within Terrace Drive, while the sanitary suer <br />will directly tap into the existing metropolitan interceptor line running directly adjacent the <br />south side of the structure. Storm sewer for the senior cooperative will be addressed with catch <br />basins within the parking lot connecting eventually to the pond. <br />5.10 Public utilities have also been designed for the east/west street serving the single family homes. <br />City easements may be required for sanitary sewer, storm water, and water lines to ensure <br />access by the City for maintenance. As is typical throughout the City, only the train line (not <br />the stub into each single family lot) will be the responsibility of the City. <br />5.11 The remaining utilities, such as electricity, cable, telephone, and natural gas, will be designed <br />and coordinated through the Public works Department to be underground, and utilize a joint <br />trenching system where applicable. Further, all transformers must be identified on a plan, prior <br />to final approval, so that adjustments to proposed locations can be sought to eliminate possible <br />unsightly locations. <br />PARK LAID: <br />5.12 The Arona — Ham line Neighborhood Master Plan required that the redevelopment project <br />provide a neighborhood park with recreational amenities. Through the l FP process the City <br />Council established a minimum size for the park. The park has also received reviews by the <br />Farb Commission and staff. <br />5.13 The proposal submitted by United Properties includes a + acre park that is an "U" shape <br />design that abuts the existing single family homes along Centennial Drive and the proposed <br />single family homes and the senior cooperative. <br />5.14 In the park design is a section of land that will include green area and a trail separating the <br />Centennial Garden Apartment garages from the proposed senior cooperative. <br />5.15 The complete trail will be provided from Arona Street extending east through the park and <br />around to the cast side of the senior cooperative, and south to Terrace Drive. <br />5.16 The parr will include a small youth baseball field and a basketball court, <br />FF3457 — RCA Arona Concept Plan 033103 Rage 4 of 11 <br />
