SINGLE FAMILY HOMES: <br />5.17 As part of the intergenerational theme for the Arona Neighborhood, the proposal by United <br />Properties includes seven smaller sing 1 e family home sites located between the park and senior <br />cooperative. Each lot will be 45 feet wide by 90 feet deep (4,050 square feet) and is allowed a <br />single driveway access on to the 26 foot wide street. <br />5.18 The minimum "General Concept Plan" established setbacks are as follows: A front yard <br />setback (south) of 15 feet; a rear yard (north) setback of feet; and an interior side yard <br />setback of 5 feet. Cars parked in the driveways will not block streets but may partially be <br />parked on right-of-way boulevard land. <br />5.19 Home designs will be that of a "craftsman" style, The developer has submitted photos of homes <br />of a typical style and size proposed in Appl ewood Pointe Development. It is anticipated the <br />each house will have a full basement, but because grades of these lots will be flat} the homes <br />may not be lookout or walkout styles. Staff will work with the developer and or home builder, <br />to properly fit the correct home design on each lot. <br />5.20 Two of the seven total single family homes will be bui by Habitat for Humanity. These <br />homes will be of the same style and quality of materials as the other homes. <br />5.21 These seven tots, the northern park, the cast park/trait area, and the pond, will be <br />rezoned within the PUD and have are underlying zoning of l -t, Single Family residence <br />District* <br />Towle HOMES: <br />5.22 The town home proposal will consist of three, six unit "row homes' 0 8 total units) complexes <br />on the west side of Arona Street. Access to the garage area will be provided on the north and <br />south sides of the townhome site. <br />5.23 The minimum "General Concept plan }' has established setbacks as follows: A north setback <br />(side yard) of 71 feet for the first row home structure; a south setback (side yard) setback of 60 <br />foot; a varying east setback (front yard) setback of 12 to 1 -1/2 feet; and a west (rear yard) <br />setback of 44 feet to principal structure and 36 feet to the deck. Parking will be on the rear <br />(west) side of the units. <br />5.4 Each unit will have a slightly elevated main floor entry meaning the garage in the rear is <br />slightly recessed because of the grade. Stairs will bring residents and guests up to the main <br />entry door in typical fashion of a. "row home ". Each unit will have a second story as well, with <br />an average height of 28 feet from grade to the midpoint of the roof.
