COOPERATIVE: SENIOR <br />5.26 The senior cooperative will consist 90 units within a three (cast/west wings) and four story <br />structure. The structure is generally situated in the center of the 13 acre parcel with vehicular <br />access from the private drive. Access is designed in a horseshoe shape with parking around the <br />periphery and a central courtyard. <br />5.27 The minimum "General Concept Plan" has established setbacks as follows: A south setback <br />(majority) of 46 feet, with portions of the structure that will lie 40 feet and 26 feet from the <br />south property line} a east setback of 52 feet; and west setback of 30 feet, with portions of the <br />structure that will lie 24 feet from the west property line; and a north setback of 61 feet. <br />5.28 vehicles will enter the cooperative site via the private street extending from Arona Street and <br />eater the underground parking garage on the west side of the structure. This access to the <br />underground garage is one way, with the exit being provided on the south side exiting to <br />Terrace Drive. <br />5.29 on the north side of the cooperative building a travel lane will accommodate two -war traffic <br />and additional parking will be provided for 45 vehicles around the inside of the horseshoe <br />designed drive lane. <br />5.30 The area surrounded by the parking, private drive, and cooperative access /parking is a <br />courtyard area that will include park -life amenities including, walkways, benches, a gazebo, <br />and possible recreational amenities life a horseshoe pit and shuffleboard. <br />5.31 The senior cooperative parcel will he rezoned within the PIT with an underlying zoning <br />of R -3, General Residence District* <br />FUTURE DEVELOPMENT - OUTLOT: <br />5.32 The outlot at the southwest corner of the development is for a Phase 11 use of multiple family <br />residence, which could be 18 additional townhomes or a three story, 36 unit condominium. In <br />either case, access will be provided from the three war intersection at Arena Street, Terrace <br />Drive and the private entry into the proposed townhome development (previously reviewed) . <br />5.33 Setbacks will be established for the parcel as follows: A north setback of 70 feet (this large <br />setback is due to the existing inceptor which lies on the parcel (see plans); a south setback of 30 <br />feet} and an east/wct setback of 30 feet. <br />5.34 An extensive retaining gall is required along the east side of the parcel in order to <br />accommodate the grades on the site work. This retaining gall will be designed in a manner <br />that becomes an amenity to the development and the adjacent, required trail. A pond overlook <br />will be incorporated in the area. <br />5.35 This particular parcel (the o n Clot) will be zoned within the PUD with an underlying <br />zoning of R -3, General Residence District to afford the developer the most flexibility <br />regarding future use.
