Second, due to their greater <br />capacity, they do not need to be serviced as frequently. <br />Given the size of this unit and the procedures for <br />servicing them, it may pose significant practical problems <br />to try to build a structure to accommodate this unit. <br />We have met with the project architect and have given him <br />a copy of this report. They will be prepared to either <br />present a solution that meets the letter of the ordinance, <br />or present information to attempt to convince you to <br />approve their design. Again, the SC Shopping Center <br />District provides you with the flexibility to approve a <br />site plan that includes some variance from strict code <br />requirements <br />Engineering Considerations <br />The Engineering Department has reviewed the proposal and <br />has no concerns. <br />Parks & Open Space <br />There are no parks and open space issues related to this <br />application. <br />Fire Marshal Considerations <br />The 12 parking spaces behind the building were removed to <br />allow a fire aisle of adequate width to remain in this <br />area. The Fire Marshal has raised no further concerns <br />about this proposal. <br />Policy Considerations <br />The proposed modifications are minor enough that they <br />would not trigger either the square footage, or the <br />valuation thresholds to require an existing use to come <br />into compliance with code requirements that have been <br />adopted since the project was approved. However, the <br />portion of the project that involves new construction does <br />need to comply with current standards. This proposal <br />includes both a new loading area and new trash handling <br />equipment. <br />As currently proposed, the plans would appear to meet the <br />screening standards for the loading area. They would <br />currently fail to meet the new standard for trash handling <br />equipment. <br />
