IJS�kSPaC+E <br />NEQUEST FOR, COUNCIL ACTION <br />Department Anproval <br />1 <br />Date: 5/12/08 <br />It No.: 7.i <br />City Manager Approval <br />Item Description: Approve Public Improvement Contract for Northwestern College (PF 07- <br />002) <br />1 ACKGROUND <br />2 On October 8, 2007, the City Council approved the AMENDED PLANNED UNIT DEVELOPMENT <br />1 3 AGREEMENT for Northwestern College, 3003 Snelling Avenue. One of the conditions of the PUD <br />4 agreement is that the College construct an exclusive northbound right turn lane at the College entrance. This <br />5 improvement shall be completed at the same time as the first phase of development. The intersection should <br />6 be striped to include a southbound left turn lane from Lydia to Lincoln Avenue. <br />7 POLICY OBJECTIVE <br />8 In order to ensure that the improvements are built to City standards, we have drafted a Public Improvement <br />Contract that defines the responsibilities involved with the proposed public improvements. The <br />1 improvements mprovements must meet all applicable City Standards for the construction. <br />1 � Upon completion of the project, the developer's engineer must provide the City with As-built plans. <br />1� 2 They must also provide to the City Engineer a letter certifying that the improvements were constructed <br />1 according to approved plans and specifications, and request that the City accept the improvements. Once <br />1� 1111 the City Council accepts the improvements, the one-year warranty period will begin. <br />1� 5 FINANCIAL IMPACTS <br />1� 6 All costs associated with construction of the new public improvements necessary for this development <br />ill be borne by the Developer. A $500 application fee as well as a $1,700 City Coordination fee i <br />1� 7 will application I Coordination is <br />1 f required. Appropriate surety in the form of a Letter of Credit will be provided for all public <br />1 improvements in the amount of 125% of the construction cost, $18,818.40 for a total of $85,350.
