I <br />a) The Developer shall construct Langton Lake Drive connecting the property to <br />2 <br />Cleveland Avenue and running along the northernmost and easternmost boundaries of <br />3 <br />the property, ending in a 100 foot diameter cul-de-sac south and east of the <br />4 <br />southeastern comer thereof The roadway shall be 1200 feet more or less of 26 foot <br />5 <br />wide (face to face) bituminous street with type B618 curb and gutter. Parking shall be <br />6 <br />restricted on the entire street. The typical section of pavement for the street shall be.- <br />7 <br />1.5 inches LVWE3 5 03 OB/ 2.5 inches LVNW3 5 03 OB/ 8 inches of Class 5 - 100% <br />8 <br />crushed limestone. <br />9 <br />b) Unusable material within the roadway shall be removed by the Developer. <br />10 <br />c) All sub rase excavation and filling shall be completed by the Developer in <br />I I <br />accordance with City details, City specifications, MNDOT's specifications, and the <br />12 <br />approved site grading and drainage plans. <br />13 <br />d) The City reserves the right to test as necessary, at the Developer's expense, all <br />14 <br />grading work. A test roll of the street subgrade shall be passed prior to acceptance of <br />15 <br />the subgrade by the City. <br />16 <br />e) Retaining Wall and Fence. Developer shall construct a retaining wall and fence along <br />17 <br />the easternmost edge of the roadway adjacent to the easternmost boundary of the <br />18 <br />property, in accordance with specifications and the approved public improvement <br />19 <br />construction plans. <br />20 <br />3. Pathway. The Developer shall construct a pathway connecting Cleveland .venue to the <br />21 <br />south boundary of the plat. The pathway shall also connect to Brenner along the Mount <br />22 <br />Ridge right of way. The pathway shall be constructed in accordance with specifications <br />23 <br />and the City approved public improvement construction plans. <br />24 <br />4. Watermain construction.- The Developer shall construct all watermain necessary to serve <br />25 <br />the plat, including hydrants and individual lot services. <br />26 <br />a) All watermain shall be constructed in accordance with City details, specifications, <br />27 <br />and public improvement construction plans. <br />28 <br />5. Sanitary sewer construction.- The Developer shall construct all sanitary sewer pipes <br />29 <br />necessary to serve the plat, including individual lot services. <br />30 <br />a) All sanitary sewers shall be constructed in accordance with City details, <br />31 <br />specifications, and public improvement construction plans. <br />32 <br />6. Storm sewer construction.- The Developer shall construct all storm sewer improvements <br />33 <br />necessary to serve the plat, including the construction of outlet control structures and <br />34 <br />flared end sections. <br />35 <br />a) Storm sewer facilities, including ponds and infiltration basins, shall be constructed in <br />36 <br />accordance with City details, specifications, and public improvement construction <br />37 <br />plans. <br />38 <br />b) Infiltration basins shall be protected from silt during construction. If these areas do <br />39 <br />not function as designed, the Developer shall reconstruct them as directed by the City <br />40 <br />Engineer. <br />
