Permitted Uses: The permitted use in a Mobile Home District is the operation of mobile <br /> home parks. No new mobile home park may be established and no existing mobile home <br /> park may be expanded or modified unless the land upon which such new or existing park is <br /> located is zoned Mobile Home District (R-8). <br /> B. Minimum Requirements: The following minimum requirements apply to all mobile home <br /> parks and mobile homes in mobile home districts. <br /> C. Mobile Home Lots: Each mobile home lot shall have: <br /> 1. At least five thousand (5,000) square feet of land area for the exclusive use of the <br /> residents of the mobile home located on the lot, with a minimum width of fifty (50) feet and <br /> a minimum depth of one hundred (100) feet. <br /> 2. Frontage on approved roadway and the corner of each lot shall be marked and each lot <br /> shall be numbered. <br /> D. Setbacks: All mobile homes shall comply with the following setback requirements: <br /> 1. No mobile home shall be parked closer than ten(10) feet to the side lot lines, nor closer <br /> than twenty (20) feet to the front lot line, nor closer than fifteen(15) feet to the rear lot line. <br /> 2. There shall be an open space of at least twenty (20) feet between the sides of adjacent <br /> mobile homes. <br /> 3. No mobile home, off-street parking space or other building in a mobile home park shall <br /> be located within twenty five (25) feet of the exterior boundary of any mobile home court <br /> and no mobile home shall be located within fifty (50) feet of a public street. <br /> 4. No mobile home, street or parking area in a mobile home park shall be located within <br /> seventy five (75) feet of a permanent ponding area as defined by the Director of Public <br /> Works. <br /> E. Parking: The following are minimum parking requirements for mobile home parks: <br /> 1. Each mobile home lot shall have off-street parking space for two (2) automobiles. <br /> 2. Each mobile home park shall maintain a hard surfaced off- street parking lot for guests of <br /> occupants of a size equivalent to one space for each five (5) mobile home lots. <br /> 3. Access drives off roads to all parking spaces and mobile home lots shall be hard surfaced <br /> in bituminous or concrete design to accommodate a five (5) ton load limit. <br /> 4. Automobiles shall not be parked nearer than five (5) feet from any side lot line unless <br /> combined with a contiguous parking area. <br /> F. Utilities: The following minimum requirements with regard to utilities shall be maintained: <br />
