The green way frontage south of County Road C2 and the associated build-to <br />78 areas,, specifically on the small eastern parcel and the comer parcel at County <br />79 Road C2 and Cleveland Avenue. <br />80 2.0 TWIN LAKE s REGULATING PLAN UPDATE <br />81 2.1 To eliminate confusion,, the Planning Division is referring to the document under <br />82 consideration for approval as the Twin Lakes Regulating Plan, while the full document is <br />83 titled Twin Lakes Sub-Area I Regulating Plan, which references the fact that it is <br />84 applicable to only the area in Twin Lakes under consideration; other regulating plans are <br />85 still needed for the remaining areas of the CMU district. Also, as stated earlier, this <br />86 document is building from and codifying the existing Twin Lakes Urban Design <br />87 Principles document. <br />88 2.2 The proposed changes that the Consultant and Planning Division have made since the <br />89 June 15 Special Planning Commission Meeting include the following (discussed north to <br />90 south)l. <br />91 E Changed the frontage classification at County Road C2 and Cleveland Avenue <br />92 from Greenway to Flexible to address the concerns over soil conditions and <br />93 potential geotechnical improvements/costs. <br />94 E Changed and expanded to the west the frontage classification at County Road C2 <br />95 and Mount Ridge Road from Greenway to Urban to afford greater flexibility and <br />96 to be consistent with property across (east), Mount Ridge. <br />97 E Changed the frontage classification at County Road C2 and Langton Lake Park <br />98 (northeast comer of parcel) from Urban to Flexible to address concerns over <br />99 topography and development of parcel. <br />100 E Created more flexibility in the siting of required park access points, identified <br />101 with the letters B,, C, D and E. <br />102 E Reduced the frontage requirements along the Iona connection; reduced width <br />103 from 60 to 30 feet and eliminated the requirement of the corridor to be placed <br />104 over the existing easement. A 30 foot wide corridor is still required to run from <br />105 Mount Ridge Road near Iona Lane to Fairview Avenue, but the exact location can <br />106 be designed into any site development. The Greenway Frontage has also been <br />107 eliminated and replaced with a Flexible Frontage at the corridor's connection with <br />108 Mount Ridge Road and along the park. <br />109 Parking requirements/standards have been removed from each frontage section <br />110 and placed in the parking section.
