172 9.0 SITE REQUIREMENTS <br />173 SPECIFIC ICU D STANDARDS and CONDITIONS of APPROVAL: <br />9.1 Uses — Permitted: The permitted use of the subject property shall be those uses that are <br />generally permitted and/or conditional by the underlying SC (Shopping Center) zoning <br />district,, subject to the following qualifications.- <br />A. A multi-�use grocery store of 66,000+ sq. ft.,- a farmer's market structure; and <br />a Class I Traditional or Class 11 Fast Food Convenience restaurant of 1,800 <br />are hereby approved by the terms of this AGREEMENT. This redevelopment <br />shall generally be restricted to the dimensions and location/type of improvements <br />specified in the site development plan, grading plan, utility plan, landscape plan, <br />building floor plan, and building elevations (Exhibits B, through G), and <br />supporting documents submitted by the DEVELOPER. Where not inconsistent <br />with this PUD AGREEMENT,, the standards of the underlying SC (Shopping <br />Center District) zoning district shall apply, as stated in Chapter 1006 of the <br />Roseville City Code. <br />B. Future Uses or Reuses: The subject property may be reused and/or redeveloped, <br />for any permitted use in the SC (Shopping Center) District that does not exceed a <br />total of approximately 66,000 sq. ft. of retail uses, provided, however, that any <br />permitted use which reduces the amount of available required parking or pervious <br />area or,, any permitted or conditional use which is deemed by the Community <br />Development Director or designee to create additional/potential noise generation, <br />visual impact, and/or parking demands, will require a written amendment of this <br />AGREEMENT. <br />9.2 Building Setbacks — Grocery Store: The minimum setback for the restaurant/retail <br />structure as depicted on site development plan; Exhibit B) shall be consistent with <br />Section 1005.01 of the Roseville City Code and/or as follows.- <br />■ FRONT YARD (SOUTH) SETBACK: <br />410 feet from the property line adjacent to Larpenteur Avenue <br />■ REAR YARD (NORTH) SETBACK: <br />50 feet from the north property line <br />• SIDE YARD (EAST) SETBACK: <br />40 feet from the east property line <br />• SIDE YARD (WEST) SETBACK: <br />100 feet from the property line adjacent to Fernwood Avenue <br />0 <br />
